A range of development initiatives look set to take off with recent rezoning and land release announcements.
The NSW Government has recently approved the rezoning of 100 hectares at Bella Vista and Kellyville, paving the way for their redevelopment as new urban centres. The decision to rezone will see a major building boom with 8,400 new homes coming to these precincts over the next 20 years.
This news comes hot on the heels of an announcement by the NSW Department of Planning and Environment for the release of 958 hectares in Menangle Park in Sydney’s south-west. The Department’s Director for Regions, Steve Murray, said the Menangle Park land release would see the development of a strategically planned, well-supported new community, with up to 3,400 new homes.
Major infrastructure investments signals great long-term outlook
Development prospects in Bella Vista and Kellyville are sure to remain buoyant with the construction of Sydney Metro stations planned for both precincts. Minister for Planning and Housing, Anthony Roberts, believes the new transport corridor is a golden opportunity to create a dynamic series of new urban hubs.
“Having the right infrastructure in place helps speed up the process of getting people into their homes. It future-proofs communities”, he says.
Investment in infrastructure will also ensure Menangle Park is well connected. The NSW government has earmarked $30 million from its Housing Acceleration Fund to help fund a $115 million access road project. Future residents of Menangle Park will also benefit from new pedestrian links, cycleways and a rail connection to Campbelltown.
Building new communities on solid foundations
The rezoning and land release announcements underline a continuing commitment to sustainable development by the NSW government. In addition to excellent transport links, future residents of Bella Vista and Kellyville can look forward to 250,000 square metres of retail and commercial space, and 10 hectares of open green space.
Similarly, the vision for Menangle Park will bring together a range of development and environment enhancements. Projects in the pipeline include 5.8 hectares of retail space, a 28-hectare industrial precinct plus a range of sport and health facilities. At the same time, strict controls will ensure the protection of endangered vegetation, and new trees will be planted with every home built.
